Planning consent has been granted for the regeneration of Smedley’s Hydro in Matlock, paving the way for the transformation of one of Derbyshire’s most iconic heritage assets into a vibrant mixed-use destination.

The approval by Derbyshire Dales District Council marks a major step forward in securing the long-term future of the Grade II listed landmark while creating a vibrant mixed-use destination that will bring together hospitality, homes, business space, community facilities and a modern civic office.
The proposals will sensitively restore and repurpose the former hydropathic establishment and County Hall site, including a new hotel and events venue within the historic South Block and Winter Gardens, high-quality housing, flexible workspace for local businesses, community and cultural facilities, and enhanced public access to the site and historic gardens.
HLM Architects, lead development and design consultant for Derbyshire County Council, has worked closely with the Council and consultant team to develop a masterplan that protects the site’s exceptional heritage significance while supporting sustainable economic growth.
The development is expected to deliver significant socio-economic benefits through inward investment, new jobs and apprenticeships, increased visitor numbers and support for local businesses. The project has the potential to contribute an estimated £66 million to the Matlock economy and £145 million across Derbyshire over its lifetime.
Public consultation demonstrated strong support for restoring Smedley’s Hydro, retaining an important civic presence in Matlock and opening this historic landmark to wider public use.
