A bold masterplan for a new neighbourhood
HLM has been commissioned as part of a wider team to deliver exciting new development proposals in Northfleet, Kent.
Anchored around the redevelopment of Ebbsfleet Football Club, our client has a bold vision to deliver a new stadium, hotel, offices and quality retail, along with 3,500 homes, and significant new public realm.
Located on the River Thames estuary, the 19ha site is predominantly used as an industrial estate with Ebbsfleet United FC’s ground at its centre.
The new development will regenerate the Northfleet area, providing much-needed new homes, and improving connections and amenities for the surrounding residential neighbourhoods.
Five distinctive areas
This area is centred around a formal tree-lined, broad pavement, mixed-use street. Traffic is limited to buses and cycling routes. Attractive for browsing shops and outdoor dining, the surrounding buildings include homes, a hotel and offices.
The new home of Ebbsfleet United FC. As well as a stadium, the club will benefit from new modern facilities for the team. Arrival to the stadium will be an event in itself as fans can congregate around food and beverage areas, and enjoy new landscaped spaces surrounding the ground.
Set around a 1.7ha ‘power park’ with play and leisure facilities, the parkland will create natural habitats to ensure Biodiversity Net Gain, and connect active travel routes with neighbouring Swanscombe Marshes. We have re-routed traffic away from this area to make it appealing to walkers and cyclists. The majority of homes have views over this abundant green space.
Surrounding the stadium is this car-free leisure and retail destination. Planned to be a lively place with shops and cafés spilling out into the landscaped public realm. The vibrancy of the area will extend into the evenings and all throughout the year, with a covered winter garden area to provide shelter.

A new green Northfleet
Two new parkland areas, publicly accessible river and harbour frontages, and numerous pocket parks and public squares. The green and blue infrastructure is designed to increase the biodiversity of the neighbourhood and improve health and wellbeing.
Addressing the climate emergency
Embodied carbon will be reduced during construction, and homes and commercial buildings will produce their own energy through renewable sources, reducing operational carbon in the long-term.
A strong future built on the past
The proud heritage of the area has inspired the architecture and landscape of Northfleet Harbourside, referencing the maritime and industrial legacy of the area.
