Design that responds to place and purpose
Appointed by Winstanley & York Road LLP – a joint venture between Taylor Wimpey and London Borough of Wandsworth – we designed and delivered mixed-tenure homes and supported the delivery of Thames Christian College independent secondary school. Organised as three distinct blocks on a brownfield, railway-side site, the development is an important new landmark at Clapham Junction, marking the gateway to the new regeneration zone for the Winstanley and York Road estates.
Working closely with our client, we designed homes and community buildings that exceed London Plan standards and promote long-term wellbeing. Our approach prioritised accessibility, sustainability and placemaking – creating safe, future-proof spaces that foster connection and pride.
Sustainability
We embedded sustainable design into the project from the outset. We designed robust, energy-efficient buildings that respond to local environmental conditions – managing solar gain and using thermal mass to reduce energy demand. Our 3D design intent studies supported efficient construction and material use, and our expertise in fire safety, accessibility and inclusive design ensure long-term resilience.
We aligned with the National Design Guide and London Plan, going beyond compliance to promote wellbeing and cost-effective living.
Backed by our R&D expertise and thoughtful design toolkit, we delivered homes and community spaces that support sustainable lifestyles and contribute positively to the wider regeneration of Wandsworth.
By integrating education, faith and residential uses, the development supports a diverse community. We’re proud that the result is more than three buildings – it’s a catalyst for regeneration, delivering lasting social value for residents, local businesses and the wider Wandsworth area.

Three distinct blocks, one cohesive vision
Block A delivers 46 affordable homes across eight storeys, with a carefully articulated façade using brick detailing, deep reveals and setbacks to reflect its context.
Block B unites a school and church in a six-storey civic building, designed with a tonal grey brick palette and a mezzanine hall for community use.
Block C, a 20-storey landmark, provides 93 market-sale homes. Its strong vertical composition and consistent brick detailing create a unified, elegant appearance. Together, the blocks form a coherent architectural response – balancing civic presence, residential quality and contextual sensitivity.
